are 7-Insights Reports?
Making
a good first impression is important in many endeavors and it is
especially important when selling a house.
Since
buyers form very strong first impressions based on cosmetic appearances,
we want to make sure that your house is "dressed for success".
We
want to do everything you can to make buyers fall in love with your house. Love makes
people do crazy things. A home buyer who falls in love with your house may do crazy things
for you -- like giving you an outrageously high price!
Showing
your house to its best advantage is the first step to getting a buyer to
fall in love. And a showing is a little like going on a first date. What
do you do for a first date with someone that you're really interested in
getting to know better? You pick out the right clothes and groom yourself
more carefully than you usually do. You put your best foot forward. That's
what you want to do with your house.
The good news is that there are many
no-cost and low cost things we can do to make your house show better. For
example, I listed a house one time that had a very narrow living room. The
situation was made worse by a large entertainment and sound system
that stuck out into the room making it feel even smaller.
I
suggested that the room should be
rearranged to make it feel bigger but the seller did not want to make
any changes.
After three weeks on the
market, the seller called to suggest a price reduction on the house.
Again, I urged her to try the rearrangement of the living room
furniture before doing any sort of price reduction. She agreed and
the furniture in the living room was repositioned to make the room more
attractive.
The result? Three of the next four buyers who saw the house
made offers on it and two of them were full price!
